The planned project includes the development of a modern senior residence that is aimed at the needs of older people. The residence will feature a comprehensive spa area including treatment rooms, a steam room, a sauna and an indoor pool. In addition, a fitness area (gym) will be set up to enable residents to lead an active lifestyle. A rooftop restaurant will provide residents and visitors an appealing dining option. There are also event rooms that can be used for various activities such as lectures, music events and film screenings.
The residence will be built in the city center of Munich, in the immediate vicinity of the Isar Clinic, which has comprehensive medical facilities. Additional doctor's offices are planned on the ground floor to offer residents immediate medical care.
The project includes green sun terraces and a communal roof garden that creates space for outdoor sports and recreation.
Particular attention is paid to the sustainability of the project. The seniors' residence will be realized according to a CO2-neutral energy concept and will be built in a wooden hybrid construction. A seal reduction concept is implemented to create additional retention areas in a heavily sealed environment. The lush greenery contributes to improving the urban climate with its cooling effect. Integrated photovoltaic systems will also be installed to increase the energy efficiency of the residence. Overall, the construction project aims to create a comfortable, health-promoting and environmentally friendly living environment in the center of Munich.
